Owens Corning Underlayment & Deck Repair: The Sacramento Owner’s Guide

If your Owens Corning roof is leaking or sagging between the rafters, you’re likely looking at underlayment or decking failure, and in Sacramento that’s a repair we handle regularly. Installed replacement for Owens Corning-compatible underlayment and deck repair in Sacramento typically runs $450 – $1,800 depending on how many decking sheets are rotted and how much underlayment needs replacing. We stock Owens Corning underlayment and decking materials on our trucks, and most underlayment & deck repairs in Sacramento are completed in one day. The way owners usually find out is a water stain on the ceiling after one of our winter downpours, or a shingle that feels spongy underfoot.

Here’s the thing most Sacramento homeowners don’t realize: your shingles get the attention, but the underlayment beneath them is what actually keeps water out of your house. When it fails, it fails quietly. By the time you see the stain, the decking underneath has usually been wet for a while. We’re Tilehurst Roofing Sacramento, and we’re an independent service provider, not affiliated with Owens Corning. What we are is a roofing company that stocks the right materials and tells you the price before we touch your roof, every time.

Which Owens Corning Models This Applies To

Underlayment and deck repair applies across the Owens Corning roofing system, not to one specific shingle line. Whether you have Duration, Oakridge, or Woodmoor shingles over your head, the underlayment below them works the same way. We work with two primary Owens Corning underlayment products: Owens Corning Deck Defense, a synthetic underlayment with a slip-resistant surface, and Owens Corning ProArmor, a breathable synthetic that holds up better in high heat. Both are available in standard 4-foot-wide rolls.

The compatibility gotcha most Sacramento homeowners miss is this: your decking thickness dictates how the underlayment performs. Owens Corning Deck Defense is rated for use on decking that’s at least 3/8 inch thick. In older Sacramento homes built in the 1950s and 60s, we sometimes find 3/8-inch plywood decking that’s been water-damaged to the point where nails don’t bite anymore. You can’t just lay new underlayment over rotted decking and call it done. The decking has to be solid first. That’s the repair sequence: replace the bad decking, then the underlayment goes down, then your shingles or tiles get reinstalled.

And here’s an honest word about OEM versus aftermarket: for underlayment, the Owens Corning product is worth the price. We also install GAF and CertainTeed synthetic underlayments on their respective systems, but when we’re repairing an Owens Corning roof we recommend staying with Owens Corning Deck Defense or ProArmor. The matching matters because Owens Corning’s warranty documentation expects their system components. If you’ve got a manufacturer warranty in play, mixing brands gives them an easy out if a claim comes up later.

Signs Your Owens Corning Underlayment & Deck Repair Is Failing

  • Water stains on ceilings or walls after rain. This is the symptom everyone knows. By the time you see it, water has already made it through the shingles, through the underlayment, and into the decking. The question isn’t whether you need a repair, it’s how much decking is rotted. In Sacramento’s wet winters, one small underlayment failure can spread water across several square feet of decking before you notice the stain.
  • Spongy or soft spots when you walk the roof. Rotted decking loses its structural integrity. If a section of your roof feels like a trampoline instead of a solid surface, that’s not a shingle problem, that’s decking that’s been wet for months. Sacramento’s hot dry summers actually make this worse because the heat cycles accelerate the delamination of plywood once moisture has gotten inside it.
  • Granules in your gutters in large amounts. All shingles shed some granules, but Owens Corning shingles losing granules in sheets means the mat is breaking down. The underlayment beneath them is now exposed to UV and weather it was never designed to handle alone. In Sacramento’s 100-plus degree summer days, unprotected underlayment can start failing within a single season.
  • Curling or lifting shingles at the eaves or valleys. Valley flashing and drip edge failures let water run underneath the shingle layer. The water rides the underlayment until it finds a seam, a nail hole, or a puncture. Sacramento homes with low-slope sections are especially prone because water moves slower and sits longer.
  • Attic mustiness or visible dark patches on the underside of the decking. Go up in the attic after a rain. If you see dark staining on the plywood, that’s water getting through the roof system. The dark spots mean the decking is wet. If you can push a screwdriver into it easily, it’s already rotted and needs to come out.

Replacement Cost & What’s Included

In Sacramento, Owens Corning underlayment replacement, without decking repair, typically runs $450 – $900 for a standard section up to about 200 square feet. Decking repair adds to that. We price decking replacement per 4×8 sheet, and in the Sacramento market you’re looking at $85 – $130 per sheet including materials and labor. Most underlayment failures involve 2 to 6 sheets of decking, which puts the combined job most commonly between $700 and $1,800. What drives the range: how many sheets are rotted, whether we’re on a single story or a two-story with steeper pitch, and how much of the existing roofing material has to be removed and reinstalled.

What’s included in our price: the written line-item quote before any work starts, removal and haul-off of the failed material, new Owens Corning underlayment, new decking as needed, reinstallation of your existing shingles or tiles, and cleanup with a magnet sweep for nails. Every repair comes with a written guarantee delivered before our crew leaves, not mailed later. If the repair fails inside the guarantee period, we come back and correct it at no charge under our 365-Day Done Right Promise. That’s the Kingswell Way: say the price before the work, show up in the window we gave, leave the place cleaner than we found it, and put the guarantee in writing.

DIY or Call Us?

Here’s the honest split. What you can safely do is identify the problem: go into the attic on a dry day, look for dark stains or soft plywood, and check for any daylight coming through the decking. You can also mark the location of a ceiling stain so you know which roof section to point us toward. If you want to take a photo of the Owens Corning shingle or the underlayment edge at the eave, that helps us stock the right material.

What we don’t recommend is getting up on a Sacramento roof in July to peel back shingles and investigate. A steep roof with a layer of loose granules is how people end up in urgent care. More importantly, a botched DIY underlayment patch done wrong voids the Owens Corning warranty you’re trying to protect and can turn a $700 repair into a $4,000 decking replacement. Greg Holloway, our owner in Sacramento, walks every job himself before a price is ever mentioned, and he’ll tell you straight whether this is a patch or a proper repair. Call (279) 348-3049 and we’ll have someone out to look.
