Tamko Flashing Replacement: The Sacramento Owner’s Guide
Tamko flashing replacement in Sacramento typically runs $350 to $900 installed depending on the flashing type, roof pitch, and how much of the surrounding shingle course has to be lifted to do the job right. We stock Tamko-compatible flashing on our trucks and can usually complete a standard flashing replacement the same day we diagnose it. Most Sacramento homeowners discover a failed flashing the hard way: a water stain on the ceiling after the first real rain in October, or a brown streak down the wall under a chimney that nobody noticed during the dry summer months. By the time you see the stain inside, the flashing has usually been failing for a while.
Flashing is the metal or membrane material that seals the joints where the roof meets something else: a chimney, a wall, a vent pipe, or a valley where two roof sections meet. When a Tamko flashing replacement is called for, it is because the original flashing has corroded, pulled loose, or was never seated correctly in the first place. Greg Holloway has walked enough Sacramento roofs to tell you something that does not show up in any manufacturer brochure: the combination of triple-digit summer heat expanding metal flashing and cold winter rain contracting it is what eventually works it loose. Flashing does not usually fail from a single event. It fails from thousands of small expansion cycles, year after year.
Which Tamko Models This Applies To
Tamko does not stamp model numbers on flashing the way appliance makers do. Instead, Tamko flashing compatibility follows the shingle line and the roof system it was installed with. If your roof was installed with Tamko Heritage, Heritage II, Elite Glass-Seal, or Titan XT shingles, the flashing around chimneys, sidewalls, and valleys should match Tamko’s spec for those products. The compatibility gotcha that most homeowners and even some roofers miss: Tamko’s Titan XT line uses a thicker shingle profile than Heritage, which means the step flashing has to be sized to sit slightly taller against sidewalls. Using a shorter third-party step flashing under Titan XT will leave a gap that sealant alone will not bridge for long.
To identify what you have, look for the shingle wrapper label in the garage or attic, or check the invoice from the original install. If the paperwork is gone, a roofer can usually identify the shingle line by granule pattern and exposure width. For the flashing itself, we use either Tamko-branded flashing when it is available through our supplier, or a quality aftermarket equivalent that matches the gauge, width, and profile of the original. For homeowners who care about the distinction: aftermarket flashing made from 26-gauge galvanized or aluminum step flashing performs as well as OEM in most Sacramento applications, and it costs about 15 to 20 percent less. What matters more than the brand is the thickness and the installation quality.
One more thing worth knowing: Tilehurst Roofing Sacramento is an independent service provider. We are not affiliated with Tamko, but we install and service their products alongside six other major manufacturers because a roof should be matched to the home, not to whichever brand happens to be in the truck that day.

Signs Your Tamko Flashing Replacement Is Failing
- Water stains on ceilings or walls below a chimney, wall joint, or valley. Gravity pulls water down the inside of the framing before it shows up on the drywall, so the stain may be several feet from the actual leak. The flashing is usually the first place we check because it is the most common entry point.
- Visible gaps or lifted metal at roof-to-wall or roof-to-chimney joints. When flashing lifts even an eighth of an inch, capillary action pulls water uphill behind it. Sacramento’s summer heat makes this worse because metal expands and the sealant that was globbed on top of it cracks and separates.
- Rust or corrosion on chimney flashing. Once the galvanized coating is compromised, the flashing becomes a sponge rather than a barrier. Sacramento is not a saltwater climate, but years of wet winters followed by baking summers will break down older flashing steel faster than most homeowners expect.
- Loose or missing counter-flashing. This is the piece that overlaps the step flashing where a roof meets a wall or chimney. If it has pulled away or was never properly cut into the mortar, water will get behind the flashing and run straight down the sheathing.
- Granule buildup in gutters below a valley or sidewall joint. The flashing itself does not shed granules, but the shingles around a failing flashing deteriorate faster because they stay wet longer. If you see heavier granule accumulation below a valley, it often points back to a flashing problem higher up.

AfterReplacement Cost & What’s Included
Most Tamko flashing replacements in Sacramento run $350 to $900 per area installed, with the wide majority landing between $450 and $650. Simple vent pipe flashing replacement falls at the bottom of that range. Chimney flashing replacement on a steep roof, where we also have to grind out and replace the reglet channels in the mortar, can push toward $900 or slightly beyond on a complex chimney with multiple crickets. Sidewall step flashing that requires lifting two or three courses of shingles usually runs right in the middle of the range.
Every quote includes all of the following, in writing, before we touch your roof:
- The flashing material itself, matched to your Tamko shingle line
- Lifting and re-securing the surrounding shingle course
- Roof sealant and fasteners rated for Sacramento weather exposure
- Cleanup and haul-away of the old flashing
- A written guarantee on the repair that follows the Kingswell Way: if it fails inside the guarantee period, we come back and fix it at no charge
Our pricing does not change once work starts. The number on the written estimate is the number on the invoice. Every time.
DIY or Call Us?
Replacing flashing is not a high-tension, dangerous job the way a garage door spring is, but it does require working on a roof, which means ladder safety and fall awareness are real concerns. If you are comfortable on a ladder and can identify the failed flashing, you can absolutely do a visual inspection from the ground or a ladder. What you should not do is pry up shingles to replace flashing yourself. Most DIY flashing repairs we see involved roofing cement smeared over the problem, which works for about four months and then makes the eventual proper repair more expensive because everything has to be cleaned off first.
The other place DIY goes wrong: buying a generic flashing piece that does not match the profile of your Tamko shingles. That is the number one cause of repeat flashing failures we walk into. If you see visible gaps or rust, call us at (279) 348-3049. We will walk the roof, show you exactly what is failing, and write down the price before we touch it. We tell you the price before we touch your roof – every time, no exceptions.
FAQs
Properly installed Tamko flashing typically lasts 20 to 30 years in Sacramento, but the sealant bonds around it often need touch-up or replacement every 8 to 12 years because of our heat-cycling. Poorly installed flashing can fail in as little as 5 to 8 years, and we see that most often on homes with a history of the “cheapest bid.” If you want an exact read on your flashing’s remaining lifespan, call (279) 348-3049 for a free visual inspection and we will tell you straight what we see.
Sometimes, but only when the metal itself is intact and the failure is in the sealant or fasteners. If the flashing is rusted through, bent out of shape, or the wrong size for your Tamko shingle profile, repair is a temporary patch and we will not sell it as more than that. A written price will show you both options when both exist. Call (279) 348-3049 to schedule a look.
A standard flashing replacement takes 2 to 4 hours for a vent pipe, chimney, or sidewall section. Steep pitches, multi-story roofs, and chimneys that require counter-flashing work can extend the job to a full day. We show you the finished work before we leave, and the written guarantee is in your hand before the crew pulls away. Call (279) 348-3049 and we’ll give you a time window for your specific roof, not a generic answer.
We stock Tamko-compatible flashing profiles for the most common Sacramento applications on the truck, including step flashing, counter-flashing, and pipe flashing. We also stock equivalents for GAF, Owens Corning, and CertainTeed roof systems we service regularly. If your roof needs a less common profile, most Tamko flashing components are available from our local suppliers within one to two business days. Call (279) 348-3049 and we will confirm stock for your specific flashing application before you schedule.
